Good timing- Gear up for 2012!

As 2011 comes to a close, the timing couldn't be better to roll into 2012 hearing this news. So I am just going to say it (Jim Gillespie style) with some enthusiasm- Hellllllooooo 2012!

With the release of this USA Today report stating the US ends 2011 with a stronger job market and with the release yesterday from the National Association of Realtors revealing national pending home sales reached a 19-month high -it looks like we are off to a good start for the New Year in 2012!

It gets better, Triad! According to the Triad Multiple Listing Service in this Winston-Salem Journal article, it is the 5th consecutive monthly increase our local housing market has experienced when compared to last year.

With the prediction that closed existing home sales should continue to rise in the next months in combination with housing affordability conditions being at record highs, it might be to your advantage to sit down with your Broker-In-Charge soon to review your 2012 goals and gear up for a great real estate year.

Ellen Moore - 2011 Women Extraordinaire Winner

Congratulations to Ellen Moore of Coldwell Banker Commercial Triad Realtors, a Business Leader Women Extraordinaire Winner for 2011. This award honors the top women business leaders of the Southeast who demonstrate significant business achievement and community involvement. Ellen was selected among 35 other women of the Triad.

Ellen serves on the Winston-Salem Realtors Commercial Alliance (RCA) Board of Directors as well as the North Carolina RCA Board of Directors and was the RCA Chairman in 2010. She is involved in the International Council of Shopping Centers, Chambers of Commerce and is active in political campaigns. Ellen serves on the Winston-Salem Regional Association of Realtors Political Affairs committee as well as the Change of Use committee, which helps connect local small businesses to Winston-Salem inspections and permitting divisions.

In addition, Ellen is involved with Stephen Ministry Leadership, Centenary United Methodist Church (CUMC) Chancel Choir Council and CUMC Property Committee. She also spends time with homebound church members- in particular she has enjoyed weekly visits with one woman for over 11 years. Ellen has contributed her time and decorating skills to Gray Cottage at the Children’s Home this past year.

"Keeping passionate about my industry is relatively easy because each day brings a different challenge. The excitement of adaptive reuse in some of my listings really creates a 'buzz' for me. A great example is WinMock of Kinderton," said Ellen.

Despite the obstacles, Ellen's influence largely impacts other women in difficult career fields, especially in those dominated by men.  Ellen attributes her accomplishments to perseverance and always asking how, not why.  Consistently educating herself and keeping informed, Ellen makes it a priority to network as well as attend educational seminars and webinars.

Wendy Taylor - WSRAR 2011 Realtor of the Year

Winston-Salem Regional Association of Realtors awarded their Paul G. Minish Award to Wendy Taylor with Coldwell Banker Triad, Realtors as 2011 Realtor of the Year.

“I feel like I have walked in the feet of giants, selling one property at a time. To share the award with Mr. Lewis Hubbard (1977) and Bruce Hubbard (1988) is such an honor. Mr. Hubbard was always a mentor to me and I am just so honored to have received this. Normally I am not speechless. I was flabbergasted,” said Wendy.

A Winston-Salem native, Wendy has worked in the Winston-Salem commercial and residential real estate industry since 1992. She served as the 2006 President of Winston-Salem Board of Realtors and was the first woman to be President of the Realtor Commercial Alliance in 1999. She is currently on the Board of Directors for North Carolina Real Estate Education Foundation as well as for the North Carolina chapter of Certified Residential Specialist.  

Wendy brings leadership, experience and a “servant’s heart” to the community. She is an Ambassador for the Chamber of Commerce and a Senior Mentor for those in danger of dropping out of high school.  In addition, Wendy along with her MKT business partners, join to help raise money for the Ronald McDonald House –currently enough to provide 82 families with a night’s room and board.  The team also hosts an annual Pet Food Drive for the Humane Society of Forsyth County, which is currently the society’s second largest food drive. She and one of her team members, John McPherson participate in the annual “Celebrity Serve” at Fourth Street Filling Station to raise money for Make-A-Wish Foundation.
Success, for Wendy, is measured many different ways. A victory may not only be achieving performance awards but also helping a girl graduate from high school who otherwise wouldn’t have.

Wendy attributes hard work and tenacity to much of her personal success, claiming characteristics from her mother and grandfather 'got into her blood early.' “They are people from the salt of the earth who taught me to leave my mark if I am fortunate enough to do something I love. They also taught me not to imagine my life a certain way and expect that perfect life to be brought to me but to bring my life to it,” said Wendy.

Wendy is passionate about marketing resale and new construction homes as well as working with first time buyers and those relocating into the area. Regardless of the needs of her customers or clients, Wendy likes to “leave her mark” on their experience.  She has been known to greet an out-of-town family at the airport with a welcome sign, cooler full of water and fresh baked cookies.

“I love to get deep with people. Not everyone is silk or cotton,” she said, when comparing personality types to quilting patterns. “Every new person or family comes with their own pattern or unique traits -getting to know them keeps the journey interesting. A lot of people don’t think they have anything interesting to talk about of themselves until you tell them they do.”

HUD homes are foreclosed homes that the Department of Housing and Urban Development (HUD) list to recover foreclosure debts.  While homes are not always in pristine condition, the proper agent and lender could help you purchase more of a house for the money.  You can visit to search for listings in your desired area. However, you cannot bid on them without a certified real estate agent.

As Winter Approaches- Save Energy, Save Money

As we saw in Northeasterly weather patterns this past weekend, winter is quickly approaching.   Keep some extra green in your pocket for the holidays as we give you some green tips to keep your home heated efficiently…

1)      Seal those cracks: double-check that all of your doors’ and windows’ weather-stripping is still in tact—crucial in eliminating drafts.
2)      Sweep that chimney: nobody wants to tarnish Santa’s suit or their position on the ‘Nice List,’ so take ten minutes to make sure that any smoke billowing out of your cozy fire this winter is heading out of your house!
3)      Service the Furnace: an efficiently running furnace is essential for an efficiently heated home.  Be proactive— a $10 part now could alleviate a $100 repair later.
4)      Insulate: whether you were rummaging through your attic during spring cleaning or your neighboring furry little friends were this past winter, chances are that some insulation has been knocked loose.  Take a quick peek around your air ducts and insulated spaces to make sure you’re heating bill is worth its warmth.

Attention condo owners and sellers!

You may not know about FHAs 2010 amendment to recertify condominium projects every two years.  If you recertified in 2010, you will need to do so again in 2012. The date is quickly approaching…  The process isn’t difficult, though approval takes approximately 4-6 weeks.  You, as a real estate agent, buyer, or seller cannot obtain approval without going through your lender, developer, Homeowners Association, Management Company, attorney, or Project Consultant.  As an agent, try to keep condominium owners informed—you could make the difference!  Check with HUD and come see Melanie Troutman and Mike Kirkpatrick with Coldwell Banker Mortgage here at Coldwell Banker Triad, Realtors for more details.

Yard Sale for Newborns In Need 'Thank You'

In September, our Greensboro office hosted a yard sale for Newborns In Need. For those who attended as well as participated*, your presence, kindheartedness and generosity helped support newborns who are in great need.  We all make a difference together. 

"I just wanted to send a big "THANK YOU" to all of you in the preparation of the yard sale this past Saturday.  The yard sale was a success and we were able to sell almost everything.  At the last minute, we had a customer purchase everything that was left, which was a blessing. I could not have done the yard sale without the help of  the wonderful volunteers.  I know many of you could not be there on Saturday but were able to help in the  planning, organizing, pricing of items, and the donation of goods for the sale.  All of these activities helped to make the yard sale a success.  I thank you again for all that you do and I know the money made from the sale will allow us to continue to provide for those babies in great need.

USDA Loan Changes Starting Oct. 1

Are you currently under contract on a property with USDA 100% financing that will close after October 1? Or are you looking to purchase a new home with a USDA loan?

Obtaining 100% financing for eligible properties continues to allure buyers who have credit scores of 580 and higher. It is easy to qualify for a USDA loan because of the lower credit score minimum, no down payment requirement and no required reserves (assets).

However, we wanted to inform you there are changes to the USDA Guarantee Loan program coming up soon. The upfront Guarantee fee will decrease from 3.5% to 2% of the loan amount.  The balance of the Guarantee Fee is paid over the life of the loan as a monthly fee that decreases each year as you pay down the principal.

See the example below using the purchase of a $100,000 home with the revisions in action, set to take effect October 1, 2011. New principal and interest payments will be lower, although the monthly payment will slightly increase by approximately $16-20 per month.

If you are under contract, an important factor to consider: these changes will affect all USDA loans that have not been approved by USDA on September 30, 201. If you are under contract to close after October 1st, please contact your lender to make sure that the changes do not adversely affect your approval.

Some Promising Stats

In a recent Real Trends market report, we’ve found our sellers some encouraging news… and some expected news.  While property values are continuing to decline, the month of August illustrated that the volume of houses sold is UP!  From last year to this year, we’ve observed a 21% increase in houses sold.  Even better, we southerners experienced the lowest decline in property value, at only 1%.  Our northeastern counterparts saw a 4.2% decline, contributing to our national annual decline of 3.2%.

What can we gather from this information?  There is light at the end of the tunnel!  Your house may be a likely investment candidate during our shifting market.  Interest rates are low and southern property values are relatively stable, so stick with it and stick with us at Coldwell Banker Triad, Realtors.  We hope to help you, and our efforts are at a stable 110%!

How HAFA under the Dodd-Frank Act can help sellers
